While everyone thinks that if you want to sell your own home, you have almost definitely have to use a realtor, Andrew is here to tell you how “that is not true!”. You can sell your property without using a realtor if you want. It has its own advantages as well as disadvantages. But the benefits of selling privately cannot be ignored. Selling your property off market will likely leave you exposed to having tons of realtors and wholesalers contacting you to make their best offer. But one thing to consider is that you are now able to offer the property 4.5% cheaper than if you listed it on the MLS. However, you have to consider that most people approaching you will be trying to score an even better deal. But that doesn’t mean you cannot find someone wanting to do an honest transaction. Privately selling your home requires an understanding of certain negotiating techniques.
Putting your property up for an exclusive listing or private off market list on facebook or private sale sites can be a great option when it is a sellers market. But how good is your marketing in Ontario? If you are living in the home, you don’t want all the strangers coming in all the time. And you don’t want real estate agents overpromising.
So do your research, make an informed decision.
